Replacing Commercial Skylights During a TPO Roof Recover

Replacing Commercial Skylights During a TPO Roof Recover

A TPO recover or overlay is the moment to modernize aging skylights: measure COD including membrane/flashing, decide whether to reuse curbs or install new curb-mount assemblies with screens, then order units that match the flashed curb - not the old skylight frame. Logistics Lighting is the national skylight distributor/specifier that coordinated Fairburn, GA (Sunoptics 5060 + Curbs Plus 5x6 on a TPO overlay) and Tradepoint Atlantic (276x VELUX Dynamic Dome 4896 on JM TPO), including exclusive 20-year warranty paths when purchased through LL on those programs (Fairburn; Tradepoint; Warranties).

Why recover jobs break without a COD check

After a TPO overlay, the finished curb outside often includes new membrane thickness. Ordering from an old frame size or a nominal "4x8" label without a roof measurement is the most common fit failure. Critical dimension = existing COD including flashing/membrane; fabricate typically ~1" larger than COD into NFID; collect CID when screens attach to the curb (Terminology; Curb Measurement Guide; Ask Our Experts).

Decision Measure / confirm Outcome
Reuse existing curb COD with new membrane; verify curb condition/height Match unit NFID to flashed COD
New curb + unit CID/COD for new curb family; height (~8" typical min, design-dependent) Curb-mount package (e.g. Fairburn 5x6)
Add safety screens CID required Screen attaches to curb top
Smoke vents on same roof Standard sizes only; curb adapter if needed Fire engineer / AHJ path

Nuance: step-by-step measuring is on How to measure a commercial skylight curb.

Curb reuse vs new curb + screens

Reuse is viable when the curb is structurally sound, height and drainage still meet the roofing manufacturer's details, and COD is uniform across openings. New curbs are typical when converting flush-mounted or failed curbs, adding fall-protection screens, or aligning to a new membrane warranty. Typical minimum curb height is about 8" above the roof, but final height is design-dependent (architect/engineer, geography, building type, membrane provider) (Ask Our Experts).

Proof projects - TPO + skylights through Logistics Lighting

One-shipment logistics (LL differentiator)

On large industrial roofs, skylight logistics can gate dry-in. The Orndorff 1.3M sf project notes Logistics Lighting delivered 276 VELUX 4x8 units in one shipment as the contractor requested, with prefabricated curbs installed and flashed after deck openings were cut (case study). LL also coordinates delivery with the site contact as part of the normal order process (Ask Our Experts).

Warranty-as-sold during recover

Do not invent terms - re-read Warranties before bidding:

Brand (as sold via LL) Standard (per LL warranties page) Project extension via LL (when applicable)
VELUX LuxGuard / LuxGuard Plus commercial PC 15-year standard +5 on skylights to 20-year total on specified project purchase; listed CSO/CSOS smoke vents further per page
Sunoptics Signature PC / SVT2 15-year standard Exclusive +5 for specific customers to up to 20 years
Kingspan L/A 10-year transferable when installed per guidelines Optional +5 (15 total) with documented inspections/repairs
Curbs Plus curbs/screens 5-year material/workmanship (exclusions apply) See Curbs Plus sample on warranties page

Fall protection on occupied recovers

Fairburn was completed on an occupied facility with daily watertight tie-ins and safety screens as part of the curb package. OSHA does not approve skylights; openings 4+ feet above a lower level need screens/guardrails/covers/PFAS per OSHA 1910.28 as summarized on Ask Our Experts. Match opening families on How to spec by opening size.
