Description
The Babcock Davis BRHTA36x30S1T is the ThermalMAX roof hatch in the standard 36 x 30 inch ladder-access size. It is built in 11 gauge mill-finish aluminum with a thermal break between the interior and exterior metal and 3 inches of foil-faced polyiso in both the cover and the curb, for an R-20.3 rating. Babcock Davis positions it for IECC C402 building envelope compliance, and it is the hatch to choose when the roof is conditioned space and a standard hatch would sweat. Logistics Lighting quotes it with the SRBAY36X30FG railing and BSPY safety post and ships direct from the factory.
Key features of the ThermalMAX hatch
- Thermally broken cover and curb stop the transfer of heat and cold through the metal.
- R-20.3 insulation. 3 inch single-layer foil-faced polyiso in curb and cover.
- Acoustic gasket. Extruded EPDM adhesive-backed gasket, continuous around curb and cover.
- Gas spring operation with integrated damper for smooth, controlled one-hand lift; zinc plated automatic hold-open arm with red grip handle.
- Railing ready. Single-wall curb with EZ tab counterflash and mounting flange, pre-drilled for the ThermalMAX safety railing.
- Secure. Spring-type slam latch rated for 20 psf wind uplift, inside and outside turn handles, padlock hasp provisions, interior pull-down handle in safety yellow.

- Material: 11 gauge (0.090 in) aluminum, mill finish; high-reflectance white powder coat available
- Cover: stiffened for a 40 psf live load at 1/150 deflection
- Curb: 12 in high, single wall, with EZ tab counterflash and mounting flange

ThermalMAX or Personnel?
The BG3630 Personnel is the same opening in powder-coated steel with 1 inch of insulation and a lower price. Choose the ThermalMAX where the energy code sets an insulation requirement for roof openings, where the hatch is over conditioned space, or where an existing hatch drips in cold weather. The comparable thermally broken hatch from Bilco is the S-50TB.
Complete the roof access point
Quote the ThermalMAX with the SRBAY36X30FG railing, which is the ThermalMAX version of the Babcock Davis safety railing, and the BSPY ladder safety post. Fixed ladders are on the Kattsafe page and the full range is on the roof access and fall protection page.
Frequently asked questions
What does IECC C402 require? Babcock Davis notes that C402 calls for at least R-5 in skylight curbs, a gasketed weather seal to limit air leakage, and a solar reflectance index of 82 or more in climate zones 1 to 3, which the white powder coat option addresses.
Does the standard SRCAY railing fit? Use the SRBAY36X30FG. The ThermalMAX counterflash is taller, and the SRBAY brackets are made for it.
Can it go on a pitched roof? Yes, up to 7:12 with the hinge side parallel to the slope.
How to get a quote
Send the ladder and hatch worksheet or call 307-633-9696 with quantity, finish and the railing and post you need. We confirm the current lead time on the quote and coordinate delivery. The cut sheet, data sheet, three-part specification and installation manual are in the Documents tab.
